Although you may own your condo, there are certain renovations which may not be allowed since you need to adhere to the building’s rules. Know the building’s policies
In general, each condominium building will have its own board and it will be responsible for the rules and policies of the building. It’s important to know what regulations, if any, are in place when it comes to renovating your unit. These policies may include specifics such as what types of materials can and cant’ be used and what renovations are allowed. For instance, hardwood flooring may not be allowed in the unit because the noise may be transferred to the unit below. In addition, the rules may even deal with the specific hours and days which renovations are allowed and how to reserve a service elevator and additional parking spaces. It’s essential to know these rules when trying to schedule tradespeople and deliveries etc.
Hiring some help
Depending on the rules of the condo, you may decide to hire some help to coordinate the deliveries of materials and furniture. This way, you can be sure the items are only delivered exactly when they’re needed and you don’t need to reserve the service elevator when it’s not necessary. It also means you don’t have to use up space for storing the items. It’s a good idea to have most items delivered at once rather than have several different delivery times.
Are you renovating for resale?
There are two major reasons for renovating your condo. One is to add to the resale value of the home and the other is to upgrade the space you plan to keep living in. You can actually remodel a home for both reasons, but in most cases owners have decided to live in or sell their unit. If you plan in living in the condo you’ll be able to more or less spend your budget however you choose. But if you’re renovating to add to the resale value you may want to concentrate on the specific areas which can add value such as the kitchen and/or bathrooms, flooring and doors etc. It’s also wise to consider the overall style and state of the building and try to make sure your remodeling job suits it.
Do your homework
Before starting your condo renovation project it’s a good idea to find out which walls and other structural elements can be opened or removed and which ones can’t. Also, due to space restrictions, you may find things such as bathroom fixtures can’t be moved very far and you may not have the room to add things such as a second sink etc.
Most condo owners know exactly what they want when heading into a renovation project, but it’s a good idea to remain flexible as you may change your mind halfway through the process. For instance, you may want a king-sized bed and a large refrigerator, but once you see how much space can be opened up with smaller models you may decide to size down.
Once you fully understand exactly what you can and can’t do in your condo, you can start planning the renovation project. Don’t be afraid to take full advantage of the things you’re allowed to remodel and be as creative as you like if you plan on living there for years to come.
